■Summary of long-term excellent house

   We say excellent house where measures to last for long term prescribed in law (2008 law No. 87) about promotion of the spread of long-term excellent houses, and to use in good state were taken for about the structure and facilities. Building, long-term excellent house which we maintain and are going to keep in good condition makes plan (plans such as long-term excellent building a house) about building of the house concerned and maintenance maintenance and can apply for authorization of government agency with jurisdiction. In addition, the enforcement day of law is June 4, 2009.

 

 By receiving authorization of "plans such as long-term excellent building a house", can receive home loan reduction of taxes (income tax, personal residence tax), registration and license tax, real estate acquisition tax, kind treatment in the taxation system of property tax. (except case of authorization by the enlargement of ※ existing house or reconstruction)

Authorized procedure for long-term excellent house in Saga

   As for the standard application procedure, it is procedure to apply to government agency with jurisdiction for after having received technical examination such as performance of house pertaining to the long-term excellent Housing Act with registration house performance evaluation engine or house performance evaluation with the engine.

  • It is necessary to apply for certification application of long-term excellent house before the housing construction construction start of construction.
  • When there is change of plan after the authorization of plan such as long-term excellent building a house, change application is necessary except immaterial alteration.
  • When building works of house based on plan such as authorized long-term excellent building a house are completed, report is necessary.

Maintenance maintenance of authorized long-term excellent house

 Long-term excellent house is built as "excellent house where measures to use in good state for long term were taken" for, and the following things are demanded from which received authorization of excellence house for long term by "law about promotion of the spread of long term excellence houses". 

 

 

   1. Building and maintenance as scheduled

        You build based on plan that received authorization, and, after the building completion, please maintain based on plan.

 

  2. Preservation of record of building and maintenance 

        As for the person who was able to receive authorization, making, please save construction of authorized long-term excellent house and record about the situation of maintenance.

 

  3. The situation Surveys of maintenance maintenance by government agency with jurisdiction

        We may investigate the situation of building, maintenance maintenance of authorized long-term excellent house in object toward part.  

        ※The situation Surveys of maintenance maintenance begins from the H26 year.
