Prior preparations

 (1)Prior explanation to neighboring inhabitants

  • Staying in house business who is going to do Notifecations, please publicize prior explanation by documents for the outskirts inhabitants of Notifecations house.

(2)The observance such as others-related laws and ordinances 

  • About securing of safe measures of Notifecations house, is necessary by Notifecations with reference to "the guide of safe measures of vacation rental"; take measures safely, and confirm to the firefighting headquarters having jurisdiction over the location of Notifecations housing about presence of regulation based on fire prevention by-law of firefighting laws and ordinances and municipalities and fire department, and observe; and lower shisai.

※ As proof of confirmation, please attach firefighting laws and ordinances conformity office action in Notifecations.

  • In addition, confirmation, please at window of each laws and ordinances as Water Pollution Control Law, Hot Spring Law and the food hygiene law, Sewage Water Law, procedure based on other laws and ordinances including Building Standard Act may be necessary.

 

(3)Confirmation to management union when we carry out in condominium

  • Please confirm that there are not regulations of purpose to forbid running staying in house business in management terms of apartment which is going to carry out business.
  • When there are not regulations about running staying in house business in management terms, please confirm that there is not intention to prohibit that we run staying in house business in management union (we are going to forbid running general meeting and staying in house business in the board of directors, and there is not resolution).

 

Measures that staying in house proprietor should keep

(1) Securing of hygiene of hotel guest

  • About living room which hotel guest uses, 3.3 square meters or more are necessary per hotel guest.
  • Please perform cleaning, ventilation regularly.

(2) Securing of security of hotel guest

  • Emergency lighting is necessary for Notifecations house.
  • In addition, measures for ensuring safety of hotel guest when fire and disaster occurred are necessary.

(3) Securing of comfort, convenience of foreign hotel guest

  • About facilities usage of Notifecations house, guidance with foreign language is necessary.
  • About moving transportation, reporting with foreign language is necessary.
  • About report contact information at the time of disaster occurrence such as fire or earthquake, guidance with foreign language is necessary.
  • In addition, please take measures necessary to plan comfort, convenience of foreign hotel guest.

 

(4) Equipping of visitors' book

  • We meet with hotel guest and make visitors' book after having performed identity verification surely, and preservation is necessary more than three years.
  • It is necessary to list full name, address, occupation, accommodation date (in the case of foreign hotel guest of the overseas residence as for nationality, the passport number) of hotel guest in visitors' book.
  • Please save visitors' book in Notifecations house or office, office of Notifecations person.
  • If submission of visitors' book is demanded from prefectural governors, you must submit.

(5) Explanation of matter that is necessary about prevention of adverse effects to neighboring local living environment

  • It is necessary to perform explanation by appropriate methods such as equipping of document.
  • About matter (if there is elsewhere, we add) that you should consider matter needing explanation for prevention of processing, fire of prevention of noise, garbage.

 

(6) Response to complaints

  • For complaint, inquiry from neighboring inhabitants of Notifecations house, appropriate; and corresponding to quickness is liable.

(7) Trust of staying in house administrative task

  • When it applies to one next, you must entrust staying in one house management supplier with staying in house administrative task in a lump. (but the Notifecations person is staying in house management supplier and is trust-free when we perform house accommodation administrative task of the Notifecations house by oneself.)

  • On execution of contract of accommodation service offer with hotel guest, to others representation is housing accommodation broker, or must entrust travel agent if have mediate.

※For staying in house company and hotel guest, registration of Secretary Japan Tourism Agency is necessary for supplier who represents about accommodation render of service in house which reported staying in house business, and makes a contract, and mediates both without receiving registration in Travel Agent Act with "staying in house broker".

(9) Notice of mark

  • For each Notifecations house, you must raise mark of set style in public place that it is easy to look at.

(4) Documents (common throughout individual, corporation) which prove what are used for the residence at any time by owner, tenant or sublessee

(5) Document (common throughout individual, corporation) which proves that we accepted sublet of things leased for the purpose of lessor offering for one of staying in house business

※In the case of tenant, Notifecations person attaches

(6) Document (common throughout individual, corporation) which proves that we consented to sublet of sublet thing for the purpose of lessor and sublessor offering for one of staying in house business

※In the case of sublessee, Notifecations person attaches

(7) Apartment management terms (common throughout individual, corporation)

(8) Written oath (common throughout individual, corporation) which confirmed that there was not intention to forbid apartment management union to run staying in house business in the Notifecations house

※When there is not fate about running staying in house business in apartment management terms, we attach

(9) Copy of trust contract with staying in house management supplier (common throughout individual, corporation)

※When we consign staying in house administrative task, we attach

(10) Written oath (common throughout individual, corporation) of Notifecations person not corresponding to disqualification causes

(11) Proof (individual) of the head of municipalities of not corresponding to person who Notifecations person receives decision of commencement of bankruptcy proceedings, and does not get restoration

(12) Matter to be registered certificate (individual) of legal representative

※It is minor who does not have legal capacity that is the same as adult about business and attaches when the legal representative is corporation

(13) Legal personality registration matter certificate (corporation)

(14) Articles of association or act of endowment (corporation)

(15) Proof (corporation) of the head of municipalities of not corresponding to person who officer receives decision of commencement of bankruptcy proceedings, and does not get restoration

(16) Position figure (individual, corporation) of Notifecations house

         Please attach Notifecations house and the neighboring things which can almost confirm position and surrounding environment of Notifecations house on map including range of a radius of 150m.

(17) Firefighting laws and ordinances conformity office action (individual, corporation) pertaining to Notifecations house

(18) Document (individual, corporation) which makes an announcement on having explained for neighboring inhabitants beforehand

(19)   Document (individual, corporation) which clarifies method of identity verification of hotel guest

          Mention, please attach useful things such as name, product name, photographs such as having confirmation or not in meeting, method of confirmation when it is not meeting, ICT apparatus.
