Summary of 2019 declared land value (for Saga)

 Declared land value demands evaluation evaluation from real estate appraiser about standard image ground that Land Appraisal Committee of the Ministry of Land, Infrastructure, Transport and Tourism chose mainly in city planning area and judges normal price as of January 1 every year and is announced in March.

 This is carried out based on the declared land value method, and it is index of transaction price of general land and is done with standard of acquisition cost calculation of public works project site and is intended that we contribute to the formation of appropriate land prices.

Summary of findings

  • It rose in mean regulation oha of the prefectural whole compared to the previous year, all uses.
  • Mean regulation of residential area compared to the previous year rose after an interval of 21 years since 1998.
  • Mean regulation of residential area climbed into Saga-shi, Tosu-shi, Ogi-shi, Yoshinogari-cho, Kiyama-cho two years in a row following last year. (in ※ note Saga-shi, Yoshinogari-cho, Ogi-shi including before merger)
  • Mean regulation of commercial areas compared to the previous year rose after an interval of 27 years since 1992. (4.3% of mean regulation of 1992 compared to the previous year)
  • Mean regulation of commercial areas rose consecutively in Saga-shi, Tosu-shi for three years. In Ureshino-shi, thing which was fall stopped to fall for 21 consecutive years after 1998, and land prices were the same amount in the previous year. (in ※ note Ureshino-shi including before merger)
  • Mean regulation of the industrial ground rose consecutively for three years.
  • In regulation according to continuation point (134 spots) of each standard ground compared to the previous year, residential area 40 spots, residential land ground one spot with possibility, commercial areas 15 spots, industry place three spots rise, and, also, 19 spots in total are leveling-off, and rise or the number of the leveling-off points increases 13 in comparison with Surveys in the previous year.

 You can look at the situation of the state of implementation and land prices about result of declared land value (national version) from homepage of the Ministry of Land, Infrastructure, Transport and Tourism in 2019.
